City lot or township lot: who to call
The rules depend on where the lot sits. Inside Virginia city limits, the City of Virginia is the place to ask about building permits and setbacks. Outside the city, St. Louis County Planning & Zoning handles land use permits and septic permits. Some townships have their own process, so ask the county whether yours does.
Get those answers before we cut. The permit office may want the house or the septic field in a certain spot, and that changes what needs clearing. Lots near a lake, a stream or a wet low spot can also come under shoreland or wetland rules.
Clear in winter, build at the thaw
Range winters are long and cold, and that works in your favor. Frozen ground carries the machine over soft spots that would rut in May, and with the leaves down Calvin can see the whole site. What the lot looks like when we leave
You get an open site covered in a layer of shredded wood, with short stubs low in the mulch. The trees you picked stand around the edges with their trunks clear. You can walk the footprint, set stakes and drive a pickup to the back of the site.

Should I clear my Virginia lot before or after I pick a builder?
Talk to the builder first if you can. They may want the house shifted for the slope, the soil or the septic. Once the site plan is set, we clear to it. If you only want to see the lot better before deciding, a lighter first clearing works too.
