Let us be plain about what site clearing means here. We grind the brush, saplings and small trees into mulch with a tracked loader and a mulching head. We do not dig, strip topsoil, level the pad or move dirt. Those steps belong to your dirt contractor, and they come after us. What we hand over is an open lot with the keeper trees standing.

What lot and site clearing covers
Most lot jobs have a few parts. There is the building area itself, where the house or cabin will sit. There is the driveway route in from the road. There may be a spot for a garage or pole building, and a septic area your designer has picked out. We open each of those and whatever yard space you want around them.
We also clear lots that already have a home on them. A backyard that has crept in from the tree line. A side lot bought from a neighbor. A cabin where the woods have closed around the buildings. What the lot looks like when we finish
Picture the same lot with the bottom layer gone. The brush is down. The saplings and small trees in the cleared area are ground into chips. The trees you flagged are standing with open ground around them. You can walk every corner, see the slope, spot the wet areas and find the survey pins. Layout gets a lot simpler from there.
The ground will have a mulch cover, not bare soil. Roots and the low remains of small stumps are still in the ground. Where a foundation, slab or driveway goes, your dirt contractor will dig that out as part of their work. Large trees in the footprint are a separate job for a tree service or a logger. We will point those out on the walk-through.
Check the rules before clearing
Lots draw more rules than open acreage. In Minnesota, shoreland, wetland and local zoning rules can limit how much you clear and where. Lake and river lots get the closest look. Cities and townships may have their own tree or land use rules as well. We do not issue permits or interpret the rules, so the answer has to come from the office that does.
Before we start, check with the county zoning office, the city if you are inside one, or the DNR for anything near water. Ask what can be cleared and whether a permit is needed. It is a short call that can save real trouble later. Once you know your limits, mark them on the ground and we stay inside them.
What drives the cost of clearing a lot
Lot size is only part of it. A small lot packed with thick growth can take more work than a larger one with light brush. How dense it is, how big the stems are and how many trees we work around all count. Tight quarters count too. Clearing next to a house, a shed, a well or a neighbor's fence is slower.
Access and ground finish the picture. A lot on a paved road is easy to reach. One down a narrow shared drive is harder. Rock and steep slopes slow the machine. Do you do the dirt work after the lot is cleared?
No. We clear vegetation only. That means brush, saplings and small trees ground into mulch. Digging, leveling, fill and driveway building are done by a dirt contractor after we finish. Clearing first lets that contractor see the site.
Are there rules about clearing a lake lot?
Often, yes. Shoreland rules in Minnesota can limit clearing near lakes and rivers, and wetland and local zoning rules may apply too. The details vary by county. Call the county zoning office or the DNR before any clearing.
What should I do before having a lot cleared for a house?
Know your lot lines and corners. Have a rough plan for where the house, driveway and septic will go. Flag the trees you want to save. Check zoning and shoreland rules. Then walk it with Calvin before any cutting starts.
Can you clear a small lot or an overgrown backyard?
Yes. The machine is a compact tracked loader, so it fits into yards and small lots. We need a way in wide enough for the loader and a place to unload the trailer. Text a photo of the access if you are not sure.
Will there be stumps left after lot clearing?
Brush and small trees are ground down close to the soil, so you will not see rows of tall stumps. What remains sits near ground level under the mulch, with roots still in the soil. We do not dig them out.
